Viewed house - cracked mortar

Hi

I've found a house that I like and I am tempted to put in an offer. However there is a diagonal crack in the mortar above the neighbour's front door towards this house, and also a crack inside the entrance porch area.

The vendor says they have never noticed the cracks, have never been flagged up in their surveys, and are "most likely" old cracks from before they moved in 6 years ago.

I would obviously get a survey done, but don't want to waste my money if it is something potentially serious.

While I’m at it...... drains were not inspected as a plant pot was in the way. I recommend you source a specialist drain survey. Roof was not inspected because it was too high. I recommend you source a specialist roofer. The electrics were not inspected because they were covered with plaster. I recommend you source an electrician....... That concludes your home buyers survey, please send me £750.
 
You are stuck between a rock and a hard place, the seller may well work on the assumption that no one else will notice the cracks and thus refuse to drop the price.

Having looked at the pictures- I can't see the crack running past the window sill. Personally I wouldn't be too concerned but I am not the one signing up to a 20 year mortgage.

The anger therapy does not seem to be working. Perhaps you need an extra session per week?

Looks like the small section of party wall in the porch has experienced a bit of movement and caused the cracking internally and externally. That's as much as you will get from a forum.

A homebuyer survey wont tell you any more about the crack, but might about the rest of the property. Better to spend a couple of hundred pounds on a specific brief comment/report from a structural engineer.
