when i turn on a hot water tap, the water only gets propperly hot when i have adjusted the tap. like when i open the tap and close it until the water starts getting hot.

i have no problems at all with central heating and rads both upstairs and downstairs heat up fine.

i have tried adjusting the black water inlet tap but think i may have misunderstood its use as it seems to only be a valve that regulates the flow of cold water, much the same as when i open or close a tap

i don't know how long this has been a problem as i only moved in 2 weeks ago

any help would be appreciated

The black top valve on the right hand is the isolating valve that shuts off the cold water into the boiler (so water flows from any hot tap) and it also controls the flow of water through the boiler. This valve should have been set to give a flow rate of 9.5l per minute at the hot tap. Once set, the valve will only open to point where it provides preset flow of water at the hot tap.

Switch the boiler off, run a hot tap (will be cold water now as boiler is off) and collect water in a bucket for 15 seconds timed period. Water in the bucket times 4, should equal 9.5 l.

sounds like it could be the blocked plate h/e or diverter valve sticking whith the central heating off if you run the hot tap for a while does the 22mm flow pipe come warm

ok, i have set it to roughly 9.5l its maybe a little on the low side. the water still only seems to get proper hot after a movement of the tap or with the tap not open very much.

the 22mm flow pipe i'll have to check tomorrow as the missus had the heating on already.

thanks for the help guys
