Seem to ask for your assistance every 5 years. Dragged out of bed this morning by other half, boiler leaking in utility room.

Took off casing, drip was seemingly coming from Automatic Air Vent on pump, it was loose. Tightened it up and drip has stopped. Restarted heating and everything seems to work as normal.

Just worried that perhaps AAV should be loose and not tightened up as I have done.

Any ideas chaps, as always grateful for your advice which in the past has been invaluable.
 
have u tightened up the little plastic grub screw??if so this should be left open to release air.u can close it up as a temporary thing until u can get someone in to fit a new 1 :)
 
Many thanks for the reply, yes it is the grubscrew with the little black "fez" shaped top. I will get someone in to change it.

Are they easy to do and where would you obtain one from, I am pretty good at DIY could I do it? Is it just a matter of screwing one out and replacing by screwing a new one in?

Just a small query what makes it suddenly to start spurting out water.

Dirty or sludge water and not letting the float reseat itself.

You have to let pressure out of boiler first read manual that should help
 
AAV's should have their plastic caps tightened once the boiler/system is bled properly so that air isn't dragged in. As far as i'm aware....

anyone think anything else?
 
Thanks guys, as always your advice is invaluable. I have now found where I can purchase the part - £6.43 + vat and having looked at the manual as suggested it just says unscrew with appropriate rounded "pliers" which I have. I would like to have a go at doing this.

One small problem do I have to drain down completely to do this little job; in the old days before my system was upgraded to unvented I would have utilised my two rubber bungs and created a vacuum. Now with this new unvented system can I do the same thing, if so how.

How do I take pressure out of system, undo bottom drain "plug" in system for a couple of seconds and will the water when plug redone up stay in suspension, well, enough for me to change the AAV

You advice would be gratefully received as always.
 
AndyG once you tighten the grub screw or plastic cap it no longer is an auto air vent.
 
If your realy lucky, you'll have an upstairs rad that needs bleeding. Thats your pressure gone.

If not, find a draincock and take the pressure out (with the AAV opened). A few pints at most and away you go.

I'm pretty sure it's meant to be closed to prevent air being dragged in. I can't find a definate answer anywhere but manufacturers like altecnic, reliance or honeywell say close is when the system is commisioned. Some boiler/combi manufacturers don't even provide a cap though so who knows! I close them when bled otherwise it's the perfect place for air to enter.
 
As always thank you; I followed your advice and have fitted the new AAV and leak cured. Think, as you said, there was crud in the system as the water that came out was a pretty poor colour.

I had thought to put in some more Fernox Protector but really I think I should clean the system whilst I have the chance.

Now I understand how to put in the cleaner and leave it in for a couple of weeks, drain down and then refill putting in my Fernox Protector.

However for the cleanser to work in that two weeks the Heating I presume has to be on, and it is now the summer and the last thing we need is for the central heating to be working.

How do you guys get round this or do I have to wait until October/November?

I do remember when the new boiler was fitted the guy ran the system for a couple of hours with the water running straight through until it became clean, he had put some cleaner in, I think, before he started but only on the same day, again Fernox as he left the container in the loft (put in vented plastic tank, before he converted to unvented). Did he run the pump as the water seemed to me to be warmish.

As usual any assistance greatly appreciated.
