Water Leak in pipe underfloor

Hi Guys,

Have a wall getting damp behind a radiator, there are no visible leaks in the radiator or pipes. So I opened the floor and dug into the screed around the pipe. See photo.

The screed is wet, but I do not see the leak.

Any trick I can use to find the exact location of the leak?

The other side is also a kitchen. And the other side is not wet (the wall is 1 brick thick)
Ok, doesn't necessarily rule anything out
Is there any spray I can use in water pipe?
Not really. Dye perhaps if it's heating pipes. Some have said to use cheap aftershave before now, but again only on heating pipes
