My first post which I hope you can help me with. We have a single skin brick garage that houses a couple of bikes, a dryer and a fridge. Id like to make more use of it but im getting a lot of water ingressing through the bottom layer of bricks. It seems there is a slab of concrete the garage was built on and the bottom later of mortar is allowing the water in. There is a DPC but its on the 4th course of bricks. There is about a 3' gap between our garage and next doors which I cant get down to inspect the ground between. Does anyone have any experience of this?
