Hi guys

So a survey flagged up that the "lead flashing" has come away from the building. Didn't seem or sound serious but then we moved in and I checked it and it's not just the lead flashing but also look at the brickwork!! any ideas what is happening with the brickwork here? looks like its not even connected to the upper part anymore and that seems to have been the cause of the lead flashing pulling away.

What are your thoughts and how does one rectify this? any tips greatly appreciated! thanks

Rather than do a more complicated lead turn, they simply cut the bricks away and continued the flashing, then put the bricks back, lol. One has to admire their ingenuity!

The lead should be removed and the bricks reinstated ideally.

Wow I hadn't noticed that but I see exactly what you mean now. Well glad to see the wall isnt falling down or someting! Thanks for the info :)
 
The weight of the bricks is the reason it's pulled away from the wall!

Why does this half brick column jut out? Does it have a purpose?

I honestly have no idea what it's purpose if for. Maybe it is to outline the line between the two properties because that thing is right in the middle between my property and the nextdoors. That actually raises a point, am I even able to carry out work on this thing given its between the two properties :unsure:

I agree. I think the movement of those two bricks has pulled the lead away from the mortar joint - although it looks as if the lead wasn't bedded in deep enough to start with. Mortar or lead mate wouldn't usually give out like that. I want to know if that brick protrusion extends down to the ground. If so, it shouldn't have been tampered with.
 
I'd say it's good news it's on the boundary, it's only 50% your problem, talk to your neighbour and split the bill half each.
 
Thanks for the input guys, quick question where does one find a trust worthy reliable tradesman to repair such a thing? I tried on "mybuilder" website but got 0 responses

Stay well away from the "mybuilder" or similar websites - they are traps for throwing your money away, & possibly having your property damaged.
There's the "asking neighbours etc." route for looking for qualified or simply reliable people but thats often a bit sketchy. A handy person maybe could do what you need?
But there's no way of knowing - its all pot luck.

You could try your local council, some have trusted trades lists.

Other than that, it's a minefield. I keep seeing ads for trustatrader, no idea how good or terrible they are.

Checkatrade was the big one once.
 
Ask in your local builders merchants. Ask work colleagues etc....
 
Local roofing merchant will point you in the right direction.
Wouldn't advise a handyman either.
