Where to put my washer/dryer??

Hi, I have just bought a very small split-level maisonette that formerly had a washing machine in the bathroom. I have read a thread on this site and now realise that this might not be the best place to put the washer-dryer - putting it in the living/dining area is not an option as the area is so small that it would lower the property's value. I think I have three options on locations for the washer dryer, and would really appreciate feedback on these as options bearing in mind that I am a first time buyer with little money!).

1. Put the washer-dryer back in the bathroom.

2. Build a very small 'outhouse' next to my flat to house the washer dryer (and miscelleaneous small garden items).

3. Put the washer-dryer at the top of my unconverted cellar (which has a power source and is not too far from where the plumbing currently is). The cellar is a bit damp, but not wet.

Any thoughts would be greatly appreciated!!

No 2 would be my choice.

But honestly, I am not keen on Washer/Dryers, not very efficient in my experience.
