What do you have at the moment?
Do you have a three-pole isolator for the fan?
Does the light switch control the fan (plus run-on with timer) or do you have a separate switch?
It is very unlikely you have an arrangement like the diagram with a double-pole isolator covering the light and the fan.
PL = Permanent live
SL = Switched live
N = Neutral
Plus unused Earth.
You will need some three-core and earth cable.
You could connect the wires at the ceiling rose (if the supply is looped there) or switch (if looped there - not as likely)

Thanks EFL I think this will do the trick, I'm replacing an in-line fan in the attic which has a PL, SL, N.
The instructions weren't just as clear as yours.
