Did you ever repair your boiler flue? I have the same issue with a Potterton Kingfisher MF. It works really well and have been making repairs for over 15 years, but the flue could be the next thing that would work more efficiently.

Have the exact same situation. Considering limecrete with ASHP + UFH. Bodge job of waterproofing performed historically with membranes approx 1.5m above the floor level. A couple of the walls retaining soil.
