How much can i expect to pay for a 2.3 x 4.3 conservatory with a glass roof, french doors to one end and a soil pipe to relocate.

Have had a couple of quotes with an astronomical difference in price so just wondered what i should be expecting.

I built one twice that size and materials came to around 3k so Nosey is right in what it SHOULD cost - bet you can't get that price though.

Depends on a lot of things...

Dwarf walls all round?
UPVC? Aluminium?
White or woodgrain?
Bog standard glazing or something higher spec?

I reckon even for a bog standard white UPVC conservatory, if you're paying someone to do all the work for you it'll be closer to £8000...

You going to tell us what the quotes were?

Building conservatories is my main line of work and I'm with Ronny here, basic cost can be found by doing the meterage by £1000 for a ball park figure, so nearer 10k for me.

You can have a REAL extension for £1000 p/m so why bother wasting money on a glorified shed.

Beggars belief.

Mind you, the wife does like sitting in the one in my back yard.

That IS the shed mate. Let her out. :p

True, it would be far cheaper with poly roof, cheapo (shallow) foundations, no insulation, standard glass, externally glazed frames etc thats very cold in the winter and bloody hot in the summer BUT if you want a conservatory that can be used all year round then its gonna cost more.. simples.

Will be roughly 8m2 internal, with no plastering or electrics(can do myself). self cleaning glass roof(lean to with hip either side) 600 dwarf wall with approx 600 build up and french doors to one end. highest price 15000 lowest 9000.

Can't be arsed paying for plans etc hence don't want to go down brick ext route.

Bout right then.. and just for info, conny roofs are going up in leaps and bounds at the minute so I'd say get it done quick to avoid any more prices hikes and the new VAT rate.

I bet the roof alone is near 2k, extra base work to build up to dpc, I'm presuming steps too, it all adds up.

One query, is it all singing and dancing glass in the roof or just self cleaning? By all singing etc I mean solar stuff like Celsius or Conservaglass?

It's just self cleaning, what's the difference with the other glass? Also it's saint gobain planitherm the company use rather than pilkington.

The other glass has a coating to stop solar gain, if they are (the company that supplies the glass) any good it should be all in for the roof, comes tinted blue, bronze or clear WELL worth having.. soft coat, argon filled, swiss spacer etc etc

From the Saint Gobain site..
SGG BIOCLEAN COOL-LITE ST is a dual-function glass that provides both solar protection and a self-cleaning low-maintenance coating on the outside surface. This unique glass combines two coatings so you can have the best of both worlds! The SGG BIOCLEAN coating harnesses UV light and rain to efficiently breakdown and rinse away dirty residues so your windows stay cleaner for longer. At the same time the SGG COOL-LITE coating blocks up to 2/3 of heat by reflecting it to the outside therefore keeping the interior temperature cooler during sunny spells.

I'm sorry i just do not buy this connie thing at all.

An extension built to reg's standard is equipped with double the content and twice the labour as a pi$$ and wind connie.

I have yet to see a conservatory that has been built (by a connie company) that has both skins built off the foundation. They usually dig a 150mm wide footing, just below the turf, build the outer skin up to damp, cast the slab then build the (internal) dwarf wall off the slab.

The standards are very poor.

To charge 1k per metre is a joke.

Your not wrong Noseall, a lot of companies get the fitters to build the base or pay builders very poor money and dont give a fig what they do to make a living, I know cos I've worked for some! The last lot I spoke to, Britelite in Strood Kent, offered me £150 a day for me and a lad, use my own van, on a time limit of say 3 days for an average size conny so we have to bust our balls to make a living.. I declined.

The material cost is nigh on double for a conny over an extension, especially a glass roof, mine was 4.1 x 2.1 and cost me £1,100.00 add on top the greedy company salesman on 10-15% the company its self making maybe 20% and its not hard to see where the money goes..

I do actually build my bases as 'like' an extension, both skins built off the foundations that are at min, 600mm x 450mm, all correct damps, 150mm over site with insulated walls and slab, S.S. ties etc
