condensation in loft

Hi There,

I have just spoken to a a local roofing expert regarding a condensation problem I have in my loft.

He suggests that I have 4 vent tiles fitted, 2 on each side of the roof, and says that the condensation will disappear within a day or two of fitting these. He says that the particular tiles he intends fitting allow quite a lot of air into the loft space to help it breathe.

Anyway, he has quoted £250.00 + VAT to do this. Does this quote sound reasonable?

I am more than happy to pay this if it is but have no experience of such things and the costs involved so just wondered whether anyone on here could advise? I am based in Buckinghamshire.

Also, I have a vertical flue running through the loft space and this feels warm to the touch. The roofer claims that the flue should be double skinned and therefore should not feel warm to the touch. He says that this certainly isn't helping the condensation problem. Anyone have any thoughts on this?

Vent tiles, per unit are very expensive.

Also, do you have any thoughts on the vertical flue running through the loft, and the fact that it is warm to the touch?

What is this flue pipe for? boiler, stove etc? do you have registered plate on ceiling joist preventing warm air rising to the loft?


Air vents - It's trail and error & see how it goes but will be a improvement depending on how much condensation you're getting and as long its dries out I shouldn't worry too much as this temporary cold weather isn't helping

Hi masona,

The flue is for a combi boiler (Baxi 105e).

From what others have said on here I'm beginning to think the problem is a lack of ventilation in the loft space, although it does feel cold up there.

A roof tile vents are okay but will have to open up the roofing felt, ideally I prefer ridge tile vents at the top with the soffit vents on the bottom for air flow circulation

Hi,

I sorted my loft with a mixture of trade input and diy.
I got trade to install vents in the soffit boards outside at spacing of 0.5m all around the house perimeter.

I also inserted some plastic conduits between the layers of felt at various heights in the roof space. There are always small gaps in roof tiles where the air can enter and the conduit serves the purpose of lifting the felt slightly to let some air in.

It seems to have sorted my problems out.
