I moved into a new house and started decorating the bedroom. I decided to get a steamer to the ceiling and take of the artex. I then went over with a sander. There ceiling looks patchy, and my arms can't take no more. I attempted using the polycell smoothover for ceilings ... which is a bag of ***.

Now, the only thing left is to get a pro in. But, what prices am I looking to pay?

The room is probably about 4mx3m. I just need the ceiling skimmed. It's all prepped and ready.

What sort of prices am I looking to pay?

Note to self: Never touch a ceiling.

Don't sand Artex, some Artex (older than 2000) may contain low levels of asbestos.

I was told that anything mid 80's is generally fine. The house I live in is pretty new. Probably late 80's.

If it does contain asbestos it's too late to worry about it now.
