I'd be so grateful if anyone can suggest a solution to the problem we have with damp in our upstairs bedroom. It's the outside wall of a 1930s semi-detached property.

We've lived here a year but it's been an ongoing problem as the person before us left paperwork relating to attempts to fix the problem.

We've had a roofer up to look and he reccommended that the flashing on the chimney needed to be replaced which we had done but there's been no improvement.

The problem gets much worse when it rains. It seems to be spreading more each time.

We have double glazing but have the windows open or the dehumidifier on 24/7. We don't dry washing in there.

If anyone has any suggestions I'd be so grateful as we can't afford to keep having people to look at it and not sorting the problem.

Thanks a lot. I've hopefully attached a picture

Can we have a photo from the outside as well?

Has the fireplace been blocked up and is it properly ventilated?

Thanks so much for your posts.

I've added a picture of the outside. There is still a gas fire in the fireplace downstairs in the room below in the lounge. It's not blocked up as far as I know.

Any signs of damp downstairs ??.

We do have damp in the room below but it seems to be just along the skirting board where the previous damp proof course has failed.

DPCs dont just fail/.

Injected DPCs do now work and are a waste of money .

Your cavities downstairs will be full of soot and all sorts of other crap--guaranteed.
Take some bricks out on outside wall and clean them out .

Upstairs- - problem will be as I said .

Was the house pebble dashed from new ? or later ?.
