What is the build cost of two semi detached houses?

I am looking to buy a plot of land with space to build a pair of semi detached house, the plot of land has houses either side so I guess it is safe to assume that services are available.

Before buying the land I want to get an approximate figure as to what the build cost is for the pair. The properties will be of the following construction:

From digging the footings to….
Brick and block construction
Concrete tiled pitch roof
Approximately 7 white Upvc windows and 2 doors
1 X bathroom
1 X Shower room
1 X kitchen
Gas combi boiler and radiators
Finish plaster with render undercoat
Landscaping
Gas, electric, water and drainage connection

Both will have three bedrooms and bathroom on the first floor and two reception rooms with shower room on the ground floor. The properties will also have a single storey rear extension which will house the kitchen.

The land does not come with planning so I am working on the basis that I can get a pair of semi detached houses. Each house will be approximately 7 meters wide and 9 meters deep plus a full width single storey rear extension of a depth of 3.5 meters (matching the neighboring properties).

I want to pass the contract to one firm to complete the entire job but before buying the land need to know approximately what the above will cost in West London. I have a figure of £160,000 build cost but am also mindful that material is also very expensive.

Please advise what you think this may cost, I am only looking for a guide.

You need a Quantity Surveyor ;) Any address with London in it - I`d say @ least 50% more than what you think . FWIW I wouldn`t even consider brick + Block , I`d go for an Eco structure with a timber frame :idea:
 
The land does not have London in the address, its actually Middlesex fro what its worth.

How much cheaper would timer frame be?

£160,000? So you want to build 301m2 of house and get services onto the site for £521/m2? Try doubling it. Then add some more. That won't include the landscaping, drives, fences, professional fees, NHBC warranty's etc.
