Listed Building Consent refused - appeal or give up?

Yea, in hindsight we really should have enlisted the help of someone with listed building expertise...

Does anyone have any experiences of appeals to share? From the planning portal I can see that roughly 10%-15% are successful...not great odds...

I'd be quite interested in a story and pictures, always like the idea of doing something similar.

As for OP I'd definately appeal, if you do it yourself whats to lose?

Well as you only get one shot at an appeal you'd have to start all over again. Its not clear (to me anyway) how the decisions been arrived at but no offence OP but it doesn't sound like you're too clued up on these matters and if that's the case you may not be the best person to be appealing it, assuming its worth doing.

If we appeal, I think we'll use someone more in the know...who will no doubt charge us for being in the know :rolleyes:

The decision was apparently made because the case officer had seen many other properties with a similar layout and hence inferred that they were "original features"...literally, his words...

Not sure if this is the usual way they come to these decisions. Sounds completely bizarre to me...
