New Porch

Hi Guys.

First post please go easy on me. I am looking to get a a new porch built onto the front of my property.

I understand anything less than 3m squared and not taller than 3m doesn't require planning permission.

I will do the foundations myself to save a bit of money on labour. Then I will need to get a bricklayer for the dwarf wall and carpenter for the roof and fitting the doors and windows.

Also what would be a rough price to get the work completed £2000? I will move my external door and just replace with internal.

My question is how deep will I need to dig the foundations?

not always, depends on the property, yours looks newish (ie <30 years?) so may have had permitted development rights removed, check your deeds for phrases like "notwithstanding section blah blah of the GDPO"

If you have had PD rights removed you have 2 options.

1. Apply for PP (they shouldn't charge because they took away your rights).

2. Do it anyway and hope nobody complains, after 4 years they can't enforce anyway. (may cause issues when selling)

Whatever, if they have removed PD rights, don't knock the old one down until it's resolved or you may have to apply just to re-instate what you already had!

If you move your existing external door to the porch you will need to comply with building regs in respect of foundation depth, insulation etc etc, as the porch will become part of the inhabited house.

So if I keep my existing external door and add another that's okay. Suppose its more security anyway.
