Stained with nicotine

Can you use an oil based undercoat to cover pre emullsioned plasterboard walls that are stained with nicotine?

As above, sugar soap/etc first.

OB U/C will work but will stink though. Additionally you will need to wait a couple of days before you can emulsion over it.

A quicker drying and less smelly option would be to use a shellac based paint but they are more expensive- eg Zinsser BIN.
