EAVES HEIGHT!

Hi all. I have reviewed a few posts on this subject with some conflicting info so going to post this in the hope I can understand fully.

Currently drafting a single storey extension which we hop to get under PD rules.

I keep changing my mind on whether it can be done!

The property is a bungalow and I cant for the life of me seem to find a definitive answer.

Now we cannot build an extension with eaves higher than the original house. But where is the line taken from. I have read its the soffit. But that's not right. As the technical guidance states where the external wall meets the "top" of the roof slope. So the next question is is it the external face of the external wall (I would think so) or (hopefully) is it the inside of the external wall?

Also. Whilst I am here! The grade slopes. I am sure the eaves height is taken from the highest natural point of the ground right? Not the lowest. Images attached which should help.
