Gap between extensions

Hello,

I live in a typical 1930s mid terrace.

My neighbors are planning to build a typical rear extension up to our boundary. We've known about their plans since before we bought the house, and we have no desire to stop them.

My question is reasonably academic, but how close would we be able to build to their extension if we ever wanted to extend?

We live in London and it's quite common to see rear extensions that are built very close to each other. In fact, if I use Google maps I can see examples on our street of extensions will different roofs and no discernable gap.

I was just wondering what the rules are really.

As close as you like without going over the boundary...including eaves, soffit, gutter etc.

Why not agree with them to build on the boundary, creating a new party wall?

You won't then need to dig foundations on your side, and can use the wall to form one side of your extension.
Another plus is that you both get to maximise your extension.

Parapet wall on top will keep their roof separate from yours.

If the rest of the house is party wall why not just continue it?
Builders don't like it because it potentially causes extra hassle with the neighbours, getting permission, potential damages, making good the neighbours patio etc.
