The engineer from the construction company checked all other 5 beams and their lengths are OK because they're larger than what's needed. Seems this situation mainly arises when there's an 'opening'. All the loft beams are OK and the beam sitting across the mid of the extension is OK too as can be cut.
They will have bear the costs of that extra £1k or so for new beams, just hope they don't find a way to try and recover that from me.
