Based in Northern Ireland. Got a quote for a dry verge system and all new fascia boards on a 4 bedroom 3 reception house. That’s including VAT and will take 2-3 days. This also includes overall roof inspection and other some remedial works. £3650.

I appreciate this is a DIY forum and I have DIY’d some aspects of the roof but time is not on my side!

I’d appreciate if this seems ok - happy to include some photos of problems areas that were brought up.

Thanks.

Do you think it is a decent quote? Have you gotten at least three from three different contractors? There are many factors involved when pricing: location; urgency, availability of materials; desire for the work, status of the client etc, to name a few. You'll only know, for you and your circumstances by looking at comparisons.

I’m going to get another quote but this seems reasonable to me, however it’s the Mrs I need to convince. I’d rather spend money now on maintenance than having to fork out loads more on bigger repairs down the line.

I did try getting other quotes but it’s difficult - will keep on it to get other comparable.

For a building that size seems reasonable to me moreso if there is scaffold and barges involved.
Make sure the quotes are like for like and is complete removal not just overclad.

When you say overclad do you mean the fascia’s? It’s UPVC going over the existing ones

Overclad is fine as long as the existing boards are stable and free from rot. There should also be eave trays installed especially if overcladding as the gutter will be pushed forward 9mm.

In my opinion overclad is a wast of time. Price difference in materials is minimum - its the scaffold so maybe extra labour and thats all

Totally agree! Though the 18mm boards are double the price of the 9mm.
And if done properly will last as long.

So what we saying sack off the UPVC over clad and just replace wooden boards? If so then most wooden boards are fine

Depends on how old they are and well they they have been maintained I suppose. They could be rotten in some places I am guessing you want to over clad because they are looking a bit messy ? and what about the soffit.
And why the dry verge - does the existing mortor need of repointing or re doing

As I said overcladding is fine as long as any rot is dealt with first.
Yes this was discussed and any rotten bits will be replaced

Yes it’s looking tired and I’d like to prevent future weathering.

Existing mortar does need repointing yes

Then in that case I would say its better to replace the lot as there will be sections that need replacing and so there must be sections that although you could argue are "ok" they may not be 100% and you are covering them up to continue their slow demise out of sight. Again its what you are doing with the dry verge - just covering up something that has failed.
That's what I think anyway.

Yeah I’ll just have to live with the possibility of that I’m afraid due to budget constraints - it’s urgent work only at the moment.
