Wall removal ballpark cost?

We're just trying to get some very rough ball park figures on work we'd like to do to a potential house we might buy. Basically ensuring our budget meets expectations.

We'd like to take an internal wall out, it's 4m long, and it's a structural wall. The upstairs floor wall matches the position of the wall we want to remove downstairs, however it's also solid block. All other internal walls downstairs are also solid block.

I've attached the plan if said wall, which is the division between kitchen and diner.

No plumbing on the wall, although there is a light on it.

Does anyone know a ballpark range of what we could expect to have said wall removed, rsj in, plasterboard and skimmed, and the floor bringing level (no need for finishes on the floor for this)

Until you know what the structural engineer wants, in terms of steel and any possible additional underpinning or anything else (being deliberately pessimistic here), it’s hard to say. For house buying budgeting I’d go 10k but probably loads less.

Most single beams we do, come in at around £3 - £5k. Customer pays for engineering and Building Control - on top of our costs.

What's the beam landing on at the internal end?

Internal wall is also be a solid block wall, but I assume it'd need a bit of a pillar building out and a padstone.

We actually took one out in our own house 10y ago with the in-laws help, however he's a commercial builder so has no clue on pricing. Did a double steel, and turned it into a dropped ceiling with flush extractor fan.

If I remember correctly, engineer was a couple hundred and building control was roughly the same.

A simple beam job, along with all the costs should come in at £4k.
