Bay window repair

This bay window has been neglected for some time. And surprise surprise it now needs some repair. I'm guessing as a minimum refelting, probably some replacement boards, and maybe replace the wooden facia for upvc.

had a quote for £2,000 with scaffolding required. Seems a little excessive. Obviously getting a couple more quotes and will see.

And yes, I know, the rendering needs doing as well.

The timber doesn't look that bad. I cannot see any obvious signs of decay from the photo. By that I mean the green painted timber. I don't understand why there seems to cement between the facia board and upside down skirting.

Scaffolding? Someone is taking the pee. A tall step ladder would suffice.

Are you a buyer or an owner of the property?
1. Are there any signs of damp the inside of the bay, esp on the ceiling?
2. Is the floor solid or suspended?
3. Does the bay have solid or cavity walls - likewise the main house elevation?
4. Can you post a pic of the roof abutment "flashing"?
5. And a pic of any bay down pipe and gutter?
6.The roof cover & deck will need removing so will the "upper" fascia boards.
Then why not post pics of what you've exposed?

Are you looking at a different photo? There is no guttering on the ground floor bay window. And what difference does the flooring type or walls make?

We have one, not quite the same, but similar. Last year, I spotted a guy down the street, changing one, from a felted roof, to a tiled roof, with the timber framing, and tiles. So I asked for a quote - £350 was the amount quoted.
 
Thanks for the replies. Yes I thought someone was going a bit far with needing scaffolding.

Just to answer a couple of points. I am the homeowner, and there is no damp on the inside. And attached a picture from above.

I dont think it is cement between the fascia and upside down skirting. Not sure what it is tbh bit maybe the wooden fascia delaminating.

Just had another quote for £850 thats to refelt it and replace the fascia like for like with timber. The upside down skirting bit doesnt look too bad so may be able to just tidy that up and repaint

On my laptop, it does look like cement. But I could be wrong.

From your last image, it looks like the felt was fitted retrospectively. Hence the ridge.

It is outside of my comfort zone but I think it might be prudent to have guttering fitted. That said, it is only a small area.

Hopefully other members will be able to advise further.

As a decorator, I cannot see anything seriously wrong with the timber.

It may well be the case that the "decking" (ply?) needs replacing. Or it may be the case that, if sound, they can use tin, or more felt and new flashing.

If the fascia doesn't need replacing, I am inclined to think that the new price, whilst better than the previous one, is still possibly high. That said, it is a small job which which (in theory) will require multiple visits.

6. Yep, but I'm not messing with it. Maybe take some pics once the professional tradespeople have been and removed it.

@Ben565 If that was my bay roof, I'd remove the lot and replace with a pitched tile job to match the main roof, and then fit gutter + downpipe to it. All flat roofs eventually fail but pitched tile jobs last a lifetime.

There appears to be not much height difference between that roof, and the window directly above it. It might make the roof pitch extremely shallow.

I'm afraid that you've made a number of bad advice mistakes such as:

"the timber doesn't look that bad" - The decay is obvious, but you "cannot see decay". You "cannot see anything seriously wrong with the timber".
"there seems to be cement" "it does look like cement" where?
You wouldn't work from a step-ladder - you would use a platform. eg two trestles & three planks.

Where did I say there was "guttering" on the bay? Perhaps if you carefully read what I had written it would help you?
"flooring & walls" questions can sometimes help form a better picture & sometimes help when doing the remedial work.

Mate... I don't know what your problem is but you often come across as one of those people that posts and cannot remember what they posted previously.

As @Nige F reminded you, you asked the OP about the guttering on the bay. There are no visible guttering screw holes on the bay window.

On reflection, perhaps I was wrong about what I assumed to be cement. I do not know. On my high def laptop screen, it doesn't look like timber, but yeah, it might be.

Regardless, you still haven't explained why you asked about things such as flooring.

I do not understand why you are so full of yourself. I have previously stated that you do occasionally offer sound advice, but all too often you come across as being an absolute prat. I have no idea what went wrong in your life, and frankly, I do not care.

I try to offer advice. I do not claim to be sage.

And I guess that is difference between like you and me.

I have previously stated that some of your answers are commendable, however, I have met many people like you. They are the people in the pub who give you decent advice one day and then bore the effing' chite out of you afterwards and ignore the original question.
