    Many thanks for the replies. Took the flange back today and got a refund. Going with LeakyDave's option as it seems the least expensive and most hassle free. I looked into an Essex flange but have decided to only use one as a last resort.

    Running cable under a suspended floor.

    Unfortunately it is less than 2ft. About 1.5ft from bottom of the boards to the ground bout only approx 1ft from the bottom of the joists to the ground, less in some places. I'm too fat anyway! :o)

    If I wish to sand an area of lumpy plasterwork to obtain a smooth finish, which kind of sander would be best to use (Random orbital, belt.... )? It is too large an area to reasonably do it manually with a sanding block! Any advice would be gratefully received. Many thanks, Ben
