Hi I am hoping there is a few people who can help so here so here goes...

We currently have a new build property but stuck on a few things as the plumber and electrician have gone AWOL

I need a boiler system to run a large house with around 20 x 1600mm rads, 4 x 1000mm rads and 9 x towel rads.

I dont know nothing about raditors or boilers but apparently it has to be a unvented system?!

It needs to a powerful system as theres 4 bathrooms 2 kitchens etc dont know how much difference that makes.

the 1600mm rads are 9766 BTU from B&Q.

Please help :)

I can provide more information later but I have to get from someone who knows.

If I was your plumber and you were trying to self purchase and specify.

I too would be OFFSKI!!

1st question.................. Why has the plumber and electrician gone AWOL, are you a bad customer???????????

Andy

We're always getting technical questions because the electrician has gone on holiday leaving a job half done.

He never seems to come back, I don't know how he makes a living.

@Andy firstly not a bad customer, far from it. Basically the contractor was the builder/electrician, he on the verge of bankruptacy and has spent all our money. He put in a big order and showed us a invoice and asked for payment. So he can buy all the items etc.

We paid him for the materials etc and guess what! He cancelled the order and taken all the money. We are now having to pay and do everything again!

From what I understand the majority of the plumbing has been done, most rads are fitted but there is still no water supply to the house and the boiler etc which we paid for has to be bought again.

Its a fooked up situation so im trying to do a lot of reading and figure out what I need to do to help my mum and dad so there is less pressure on them.

I have been reading this:
http://www.gasapplianceguide.co.uk/Mains_Pressure_Hot_Water_Systems.htm

We now have a plumber friend who is trying to help but I want to know as much as possible because otherwise its all jargon and no one understands it.

My understanding was there was meant to be a pressurised unvented system installed. My dad was told there was no need for water cylinders is this correct? Is there a sytem available where you wouldnt need water cylinders?

The only reason we had to self purchase is because the contractor cancelled the order and stole our money! Dont want to get into a discussion about this. I want sound advice on how to get everything sorted as much as possible.

We are in a really horrible situation and look for the light at the end of the tunnel. I hope someone on here can help.

Before you go any further, you need to check the incoming cold water mains will suffice for an unvented system, which IMO is whats required.

The water flow rate needs to be in excess of 20ltrs a minute, also the person carrying out the work should be certified to do so.

Well at the moment the property has no utilities whatsoever, got a new builder who actually lives on the same street to come and is going to sort out gas, water and electric to the property. He has told my dad he will use a 25mm pipe for the main water supply. Is that standard?

Tell the builder to look at 32mm incoming pipework, not much more money but more water. Anyway he should know this.

Andy

with the heat load you discribe, I think you are looking at a commercial boiler instalation.

Suggest two Vaillant eco tec 45 Kw boilers with low loss header and a 300 litre unvented system.

Is your plumber friend up to this?

I will get my dad to have a word with him tomorrow. He only had a quick look today so he may be well aware of this but im sure once hes checked everything out properly he can advise better.

I agree it is a large house and more than likely going to need something on a small commercial level. I will speak to the plumber, I know he is gas safe registered etc but dont know if hes done anything this big.

I know they have gone to visit cambabest in Birmingham today to seek some advice.

Thanks for the help so far guys, really appreciate it.
