Hi, new to the forum, thought someone might know the answer to this. I want to add a small extension ( 2m x 4m ) to the rear of the house, which is build up with block retaining walls. Due to this I want to keep the weight down, and am considering using a timber frame, UPVC clad on the outside, insulating packing and plasterboard interior, on a concrete slabe. Is this feasable/ permissable ? Jeff605

Definately feasable, I built the exact thing two years ago, put some decent footings in, dwarf walls, timber framing, tiled roof, insulated, vapour membrane, plastered . Dropped in a french door, window and clad it in Upvc, cost £3000 all in. Did most of the work myself apart from the timber work and the roof. Its definately warmer than a conservatory in the winter and it don`t get too hot in the summer.

Thanks for the reply, nice job by the look of it. One point , does the UPVC cladding need a under layer of waterproof ply, or is it ok on it's own ? Jeff

I used normal plywood sheeting covered by a breathable roofing membrane then lengths of wooden roofing lath screwed to the ply vertically to leave a breathing space between the upvc and the ply/membrane, The cladding is then nailed onto the lath.

I`ll post some more images later during the construction process.

Doesn't matter what the final cladding is, timber, tiles, upvc etc, the principle materials are the same:

(Sterling board has been used here as the timber frame shown is a sandwich panel but I couldn't find a piccy of this set-up with taditional timber frame with ply sheathing)

Instead of UPVC why not consider http://www.marleyeternit.co.uk/Cladding/Cedral-Weatherboard.aspx

cheaper than UPVC last time I priced some up and looks a whole lot better.

Thanks for the suggestions and help, it has certainly given me lots of options to think about and materials to consider using that I didn't even know existed !! Jeff

Hi there mctav, I know this may be an old conversation but wandered if you where able to ever put some pictures of this project during construction. I have an old lean to type upvc conservatory and would like to do something like this with it, would there be any requirement for additional planning permission or building regs preventing me doing this, Rob.

Plastic is not very good in terms of fire spread near to boundaries. So as long as other precautions are included in the frame, then it's possible.

And something to reduce the noise too - both ambient external noise and impact from rain and suchlike.

But plastic shiplap, especially white, is very council.(n)

I’m sorry to drag an old thread up again.
It’s just I’m planning something similar and am interested in seeing the build up of this.
Was it build under building control regs?
