Removal of load bearing wall - done properly?

I imagine it could be rectified, just depends on how much you are willing to spend should you need too and only you can make the final decision, you may be able to get quotes on how much it might cost.

If they've done this without bothering to get build regs approval, I'd worry that there could be other thungs they've done that you haven't found yet.

thank you all for the replies!
If at the end there is a problem with the work, it shouldn't be something I cannot rectify by paying someone to redo the work, right?

Yes that's right - if it needs any work

Normally, these things are just a bargaining point for the buyers "risk". The buyer should minimise his risk, but all things considered, it may not be something that should jeopardize the sale. If the sellers are saying there is a steel beam in there, then thats something.

had this exact problem with the property i am in, it was picked up on the survey so i got the seller to pay for a structural surveyor and i met him at the house, turned out the removed wall was load baring and a few windows didnt have lintels, seller fixed it all (wall was replaced with a load baring stud wall) sale went through fine.
