Hi all,

i have done a search to find my answer but can't find what i am looking for..

i am looking to build an (attached\integral) garge at the side of my house and basically i am looking for a ball park figure before getting quotes from builders.
the size of the garage would be 5.8m x 3.6m with a pitched roof, foundations would be to support building up if i wanted to in the future.

the reason why i am asking is ince looking in to this i have seen google tell me between 8k and 18k so if anyone has experiance of a project like this maybe they can help with a ballpark figure to help me get close to a resonable quote.
(i live in the north if that matters)

I think the ballpark is going to be tough to find because there are many factors here. The ground being the major one, especially as you want the foundation for a future first floor extension. I am currently in Manchester and in the process of having a two storey side extension built.

My ground is considered poor and i've been told by the building officer that i'll likely need pilings. For the groundwork, pilings, concreting, drainage, slab, bricked to DPC it's been estimated at 8k-11k (that's just the foundation, although i am yet to get an exact price). You may be luckier and your ground might be better, however to give you an idea, you'd be best getting someone experienced to dig a trial hole; they'll likely know by looking at the ground condition.

Once your ground work is done, everything is much easier to quantify as you know mostly what's needed to construct the actual building.
