Chimney flaunching cracks

Hello, I own a flat in a block of converted terraced houses. One of our chimneys has been found to have cracks in the flaunching - see attached photos. The symptoms so far are fairly frequent dripping of water down the chimney when there is heavy rain (about once every 3-4 seconds), which seems considerably more noticeable than from memory of previous years. As a group of flat owners, we're not sure if it's worth getting the flaunching fixed. Would you get it fixed if it were your property?

I'd get that fixed.
Why wouldn't you.

Some flat-owners think it isn't clearly worth the effort and cost. (We have share-of-freehold and need to come to a consensus.)
 
OP,
Always keep your property water tight and leak free.
You have two pots indicating two flues in that chimney stack - do you have a blocked off or open fireplace in your flat - does your below neighbour have a fireplace?
Do you have a chimney stack at the back of the property?

As above, sealing the cowls to the pots would help.
Sealing the cracks would help for a while but the best practice would be to remove the present flaunching & replace it with properly mixed & constructed new overlapping flaunching.

Can you post pics of any water damaged surfaces on the chimney breast(s) below?
The pic you show is on your side of a party wall - water damage might be evident on both sides of the party wall?
Can you post pics of the flashing on all four sides of the stack?

Thanks, this is a helpful perspective.

The fireplaces below are blocked off. The dripping isn't causing noticeable water damage as yet, but we had the chimney inspected, which identified the cracks in the flaunching as the likely cause, and so we're debating whether to get that fixed to prevent more major problems developing in future. Since the dripping isn't causing a direct problem, we're not thinking to seal the cowls as they don't seem particularly likely to deteriorate and create bigger problems. We don't have photos of the other side of the stack I'm afraid.
