Chimney flaunching cracks

Hello, I own a flat in a block of converted terraced houses. One of our chimneys has been found to have cracks in the flaunching - see attached photos. The symptoms so far are fairly frequent dripping of water down the chimney when there is heavy rain (about once every 3-4 seconds), which seems considerably more noticeable than from memory of previous years. As a group of flat owners, we're not sure if it's worth getting the flaunching fixed. Would you get it fixed if it were your property?

I'd get that fixed.
Why wouldn't you.

Some flat-owners think it isn't clearly worth the effort and cost. (We have share-of-freehold and need to come to a consensus.)
