Low level combi flue

Hi guys,

been to look at a job in a basement flat today. Basically they want to fit a new combi system but, as it's a basement, any likely boiler location will mean the flue will terminate about 8 inches above the street level outside. What I really want to know is, will it be a simple case of elbowing the flue up the outer wall untill it terminates at a normal height? I've never really had this situation before so would appreciate any suggestions on which boilers are available that have flexible flueing options that might work.

Most manufacturers have a maximum length of flue that can be run outside due to cooling of the flue gases. Pluming kits are a way round it as they take air in as flue exits building so flue gases stay hotter but they also have a maximum length

There is me saying on other topic about terminals be a night mare and i miss the 8 inch bit :rolleyes: :rolleyes: , well pointed out chris.

Looks like getting all manufacturers books out and seeeing what will fit but you prob won`t be able to have products dicharging directly onto a foot path etc
 
Air intake has to be 300mm off the deck to stop it blocking with snow, it says in the book, followed by
"and to deter scousers from peeing in it" :D

Permission to install a flue will be needed from owners above. If I were them I'd ask for a tidy little sum from you before agreeing - shall we say £500? You will then need to get it formalised in a deed of easement which a solicitor will draw up at a cost of, lets say £500. Land Registry fees will add another £100. Then the upstairs owners will want to get their own solicitor to check the deed to make sure your lawyer is not trying to pull a fast one - another £250. Believe me mate, it just isnt worth the hassle! Tell the customer to use electric fires and cooker and install an immersion heater.

talk about hi-jacking my subject!! Thanks to all who have helped so far. There is no problem with neighbours as it's all rented and the landlord is the one asking me to do the job. I guess if i can get a flue extension to get it more than 300mm from the ground i should be ok. Don't worry i'll fit a terminal guard too! :D
