    Boiler flue missing screws?

I wouldn't touch it myself, don't worry. It feels sturdy and has been like this for 10 years, no leaks ever detected, just wondered how important these missing screws are.

    Boiler flue missing screws?

Hello. We had our boiler fixed today and the engineer said we're missing vital screws from the flue. See pic below. It's been like this for ten years and always passed its service, was in place before we moved in. Any advice appreciated, thanks.

Minimum height for new door opening

The opening height is 198cm, so would imagine once the door frame is taken into consideration, the door height itself will probably be around 192cm.

Minimum height for new door opening

I'm thinking of knocking out an existing window and bricks below to put in some double patio doors. The height of the existing opening is 198cm - is this too low to meet building regs? Don't really want to raise the height with a new lintel for the sake of a few extra cm but understand there are...

Swimming pool heat exchanger not working

Hi, we have an in-ground pool which we have just opened. The filtration system is working fine, the boiler fires up but the separate heat exchanger is cold. The pipes into it at the top and bottom are hot, I've bled it until the water comes out hot, but still it remains cold. It only gets hot...

    Ownership of surface water gullys

Would you believe it, Anglian Water just called and as an act of 'goodwill', will be undertaking the work required to fix things once the weather clears up. Happy days!

    Ownership of surface water gullys

Ian, yes I too thought it looked like a bodged repair, from when I don't know. Perhaps the previous owner could tell me. I guess the pipe is at least 2ft under the driveway.

    Ownership of surface water gullys

Have already warned about health and safety - it's like an ice rink at the moment. EH have at least have put 'Ice Warning' signs out. Last week with late afternoon sun shining down the road I was completely blinded by the reflection driving home, the surface water made the road resemble a mirror.

    Ownership of surface water gullys

Insurance company is a no no - we're already claiming via UKDP on our septic tank that has failed, whilst being a separate issue, needs to tap into that pipe to discharge to (it will be a treatment plant so 97% clean). If only EH or AW could be bothered to find this manhole cover that is...

    Ownership of surface water gullys

Local MP, papers etc will be the next step. AW could find no evidence of discharge to properties, that's their stance. EH say the gully is on record as belonging to AW and will not budge. All properties around here have septic tanks so I'm siding with AW here.

    Ownership of surface water gullys

We have a bit of an issue with a broken pipe in our front garden. We live in a semi-rural area of Essex, on a slight hill on a busy road. Since the new year water has been emerging from a muddy bank just past our property and streaming past our front lawn (there is no curb, lawn joins the road)...

    Cesspit split at the top

Isn't it illegal to have a septic tank that isn't fully sealed? Can't gasses escape into the ground?

    Cesspit split at the top

It was due to be emptied so took the opportunity to take a good look at it. Am I happy with the distorted riser? Should I be?

    Cesspit split at the top

Had it emptied today, I reckon its been repaired before with a new raising piece jammed in, hence why it looks distorted. https://s23.postimg.org/cyp369d3f/st1.jpg https://s29.postimg.org/wyfm5wfs7/st2.jpg https://s29.postimg.org/tpih5wxlz/st3.jpg https://s29.postimg.org/6bt73z5yf/st4.jpg

    Cesspit split at the top

I am getting it t looked at next week. I always thought these come as a single unit with no replaceable parts?

    Cesspit split at the top

Yes, sorry of course it is a septic tank. 1) Nothing should drop in it when covered but a cracked tank is pretty much illegal so I have discovered so we will look into replacing it. 2) The drain was completely re-benched with the old surrounds ripped out and replaced with concrete sections.

    Cesspit split at the top

We recently moved into a property which has a cesspit (onion shaped). On its first emptying we noticed the top of the cesspit had split (see pic 1), also the drain next to it which took the effluent had virtually collapsed (see pic 2) though we have had this re-built. The section of the cesspit...
