I think he means the beam will be longer than the 2 supporting walls. I guess you would knock through one wall to slide in, then slide back into the other wall. Or as above get the beam supplied in 2 pieces.

It a probably the ends that are letting a draught in. Could you remove the fascia or soft it to check insulation there.

The pipe might need insulating too. What are they serving?

Does building control not want to see the insulation before you board? Not sure if you need a vapour barrier in there too.

I drill loads of 6mm holes at work with my 18v cordless makita. Sometimes in 10mm think steel. Takes about a minute with no cutting paste or pilot hole. You have to apply abit of pressure I find. Also the drill needs to be turning the correct way if that isn't obvious.
