    Principle designer fees

Does anyone know how much a principle designer charges for a 2 storey new build home estimated 160-170k. I was planning on arranging all contractors myself as I have enough contacts/friends in each trade to complete 90% of the work. It's not something I've heard of.

Settling in period before rendering & best render?

Anyone? Mainly wanting to know how the render doesn't crack if a house has to settle in for over 12 months?

Flat porch roofing material without guttering

I will discuss the balcony option with an architect but I'm only having a plan drawn up not an architect seeing over the project from start to finish. I've had a good search on the internet & not found too much in the way of how to construct a balcony over a living space (Internal porch), what I...

Flat porch roofing material without guttering

This is the sort of moulding i seen, made it look like the down pipe was going into it. I considered having it as a balcony roof instead of a normal roof bu need to see how this alters things as your floor would then have to be waterproof.

Flat porch roofing material without guttering

I must of missed this. The house is designed as it's a modelled off an existing house i have and some parts of a friends that's very similar. I have a pitched roof on the porch though and have seen them with a flat roof which looks better. An architect will draw up an accurate version to suit...

Flat porch roofing material without guttering

So the lead is a sheet and it has a single running outlet formed or welded into it? I may have a flat porch roof to consider 2.7m wide and 1.8m projected from the front face of the house. Is the coping/moulding just for show and serves no purpose to the rain gutter?

Flat porch roofing material without guttering

I'm looking to build a house and have seen a few self builds that have opted for flat roofs on external porches instead of pitched roof. I can't seem to find anything on these, it's hard to see the top but theres usually a 50mm metal lip visible from the front that hangs over where the facia...

Acrylic paint info required for use with resin

It appears i have had a muddle up. Previously i have painted a piece of plywood with 2 coats of white eggshell paint and then covered it in clear epoxy resin (glass cast) for part of a desk project, but more so on one piece the white had slightly changed and got a yellow tinge to it. I'll double...

Acrylic paint info required for use with resin

I require some info on which brilliant white paint would be best to apply to some plywood that i will be covering with clear epoxy resin. I've done a few bits using white eggshell water based emulsion, but the white slightly discolours with the epoxy resin. I was wondering is acrylic...

    Cavity trays or stepped DPC

Just re-visiting this one again to see if we said DPC was still allowed over cavity trays under current building regs. Are there any benefits to plastic cavity trays for above openings and/or below slip sills over using a roll of DPC? They just look more fiddly and more expensive but i've never...

Can you have MVHR in house with internal garage?

Yes i had this problem fitting my current door, it was hard to get the door closer pressure correct to allow the door latch to click shut as the stips were fouling the casing. Thanks for the info, i will try one of them casings when i get to this point, i'm currently just working out what...

Can you have MVHR in house with internal garage?

Ive not seen the lift off fire hinges, good idea as they are a fair weight. Do you mean fitting the intumescent strip into the casing instead of routering the door edges? It'll have to have a good seal from what i'm told because a couple of people who have fitted MVHR told me every slight hole...

Can you have MVHR in house with internal garage?

Is it possible to have MVHR fitted to a new self build if you have an attached/internal garage? If so how do you get a good seal on the fire door separating the house & garage. The garage would have 50mm cavity wall insulation and would have a 60mm insulated door but these still pass air. The...

Settling in period before rendering & best render?

I'm interested in knowing what's the best amount of time if not in a major rush to leave a self build to settle before rendering the outside. I read a house takes 12 months or more to settle then can continue slowly for many more years after but i often see houses rendered as soon as they have...

Why are these important if dpc has no ends

    Cavity trays or stepped DPC

Yes they are the ones i was on about. I didn't realise they were just for catching moisture thats found it's way in through he outer wall and tracked it's way down the cavity or what's dripped off the middle of the wall ties. As I've only used stepped DPC before apart from it fixing to the inner...

    Cavity trays or stepped DPC

How do cavity trays above a door or window opening prevent any moisture from tracking down the cavity against the inside wall if the tray only leans up against it? They obviously work if people are using them but i can't help wondering how the moisture or anything coming down the caving doesn't...

    Cavity trays or stepped DPC

Are cavity trays above door and window openings compulsory to meet building regs or can you still use Stepped CPC over a minimum 150mm step between the inner and outer cavity walls with weep vents? I've never used cavity trays but heard some bad things about them years ago when i done an...
