    The original kitchen has concrete floor with no insulation or membrane. The kitchen extension floor is also concrete but this has membrane and insulation. Glad you asked for photo as lifted lino and where old wall was is damp or condensation? Whatcan I do there? Will try to download photo.

    Thanks for the comprehensive reply. We are at the point of needing a new TV (ours went bust so loaning from family). Doubt if we will have wifi or cable etc so just a set top box which also needs replacing (increasingly less chioce). So will digest your comments. Ray

    Floor tiling across kitchen concrete floor ext join. I understand there can be different floor movement as one has insulation and membrane and the other nothing. I'm having different advice. 1) Tile across join or 2) tile away from join and seal with flexible filler. So what is best. Thanks Ray

    Thank you. I now have something to move forward with. I take the point on tge as the bottom edge (above window) was sealed so any water getting behind from above had nowhere to go - at that tge there is more sealant than wood -:)

    Thanks for suggestion. We're looking to keep it the same style which is circa 6 by 1 inch wood. I'm told you can get tantalised smooth but local wood mills don't have any.

    Apex of bungalow has wood on front in a typical decorative design of a -A frame with angled pieces. I can get plastic to replace but would prefer smoooth wood so I can paint it but cant sse standard softwood lasting very long. Any thoughts please. Thanks Ray

    Thanks, chose compact for where its going as we need narrow depth of 295. It was that or Baxi Eco Blue or Blue plus. The 10 years parts and labour doesn't cover service anyways. We think a parts and labour contract is around £150 a year so that's the £800 but we have the freedom to shop around...

    Got quotes in for Worcester 32CDi Compact plus rads etc. Quotes with 10 year warranty is far higher than the 5 years as I would expect but just how much is that extra 5 years worth? I'm tempted to go for 5 years a saving of at least £800
