Not possible for extractor fan on bathroom - regs to confirm?

Thanks for your reply. Yes its a flat and concrete floor above. Soil pipe in the corner. Yes there is openable window but thought during winter it would be nice to have an extractor and not have to open the window and lose heat.

Not possible for extractor fan on bathroom - regs to confirm?

Hi, Have a 2m by 2m bathroom. Doesnt currently have extractor fan. Trying to install one, but looks from what I see that it wont be possible but wanted confirmation. The window has a 8" lintel. That leaves only about 130mm between lintel and the concrete floor above to make a hole for...

So coming through the gap in the cavity wall from the 1st floor window? Could gutter overflow and tip back into the cavity from the eaves? The flat has only 1 floor above.

Ground floor lintel has water ingress

Hi All, After the heavy down pour last evening I have noticed that the ground floor lintel above the kitchen window has areas of damp and water dripping through. I've checked from outside and the brick work is intact, as is the silicone around the window. So does not appear to be coming...

Sezied stop cock - is this a standard 15mm stop cock?

Thanks! The branch off is going through my ground floor flat, up through to the 2nd floor flat and then into the loft to fill the cold water tank! The pipe in insulation is the mains cold water feed coming in from the bottom right hand side. Just discovered screwfix sell an isolator called...

Concrete ceiling - wiring new lighting circuit

Hi all, Got a ground floor flat with concrete ceilings. The current wiring is done using some kind of cabling Ive not come across before. (See pic) 2 core, live and neutral, no earth. So assuming this will fail to pass an eicr as it stands. The cable it appears has been cast into the...

2 bed flat - how should circuits be split?

Hi All, Got a 2 bed flat, with lounge, kitchen and bathroom. Currently there is only one circuit for sockets to cover both bedrooms and the lounge on a 32a mcb. Is this adequate or should they all be seperate? The lights for the bathroom, lounge and both bedrooms are also on one mcb. The...

Anyone know what this is? 1960 fire place

Thanks hugh. That makes sense as the pipe seems to be going through to the room behind where there is a cupboard that houses a modern imersion tank. So at some point in the past there must have been the original water tank and that pipe must have gone into it. Thanks for the info Hugh, have...

Anyone know what this is? 1960 fire place

Hi All, Just uncovered this whilst doing a flat refurb. Anyone have an idea as to what the pipe coming into the fireplace is? Property doesnt have gas supply. Not even sure why such a pipe would be there for a wood burning fireplace? I cant see where the pipe leads off too. Worth salvaging...

Gloss pain on bathroom wall - remove with flap disc

Hi All,. Refurbing a flat. Bathroom walls have been painted with green gloss paint. I want to tile the walls. Ive read that it needs to be removed so tiles can key to plaster. So went at it with an angle grinder with a flap disc attached. See pics of how much Ive take off so far. Is it...

Bitumen floor tiles - do they contain asbestos?

Hi all, Refurbing a 60's ex-council ground floor flat. The kitchen and bathroom both have what appears to be bitumen vinyl floor tiles. Looking for advise if I should be concerned about these containing asbestos. I have removed some of the tiles. There appears to be some sort of adhesive...

Cracks on ceiling - 50's, 60's block of flats

Hi all, Looking to purchase a flat and have noticed lots of hairline type cracks in the ceilings of this ground floor flat. Does anyone know what the ceiling construction is in this type of building? Looks like a 50's 60's construction. The ceiling is not plasterboard, feels solid. Assuming...
