Ok, so I removed my decking, lifted a flag, dug a hole next to the drainpipe, and found the leak !!! Its outsaide the property, right next to the drain, so water has been running into the drain for god knows how long. Its a lead pipe, about 1 1/2" thick, with a 2" graze on the side thats leaking...
