Thanks, this is really helpful! Yes: the lever on the top valve (which feels warm to the touch), moves freely between auto and manual. The lever on the bottom valve (which feels like room temperature), seems to 'stop' half way, when I try to move it to the manual setting.

Hi folks Attached pictures show the little ledge below our external back door has rotted/disintegrated away. Any suggestions how one would repair this please? I assume clear out all the debris (both wood and plaster); fill in with plaster, then add another layer of treated wood? Idiots guide...

Thanks for replies. Yes, I can now see it's definitely dropped at some point. I'm gonna boost it up with a bit of wood, then use some sink/bath sealant tape once I think it's not moving anymore. I don't think it's rotten, just poorly constructed!

Mould has grown on the inside of our patio doorframe. The back of the curtains are now f***ed - stained and a bit grimy. I'm assuming I can clean up the black mould and then paint over any discolouration with mould-resistant paint, as a quick short-term fix? I know it'll come back though, so...
