    Thanks, this is really helpful! Yes: the lever on the top valve (which feels warm to the touch), moves freely between auto and manual. The lever on the bottom valve (which feels like room temperature), seems to 'stop' half way, when I try to move it to the manual setting.

    Really helpful, cheers. The paving was done in 2014. I'll clear out the rubbish and see what size gap is left. The water doesn't significantly pool in front of the back door, but it certainly looks like water is affecting it nonetheless

    Thanks for replies. Yes, I can now see it's definitely dropped at some point. I'm gonna boost it up with a bit of wood, then use some sink/bath sealant tape once I think it's not moving anymore. I don't think it's rotten, just poorly constructed!

    Mould has grown on the inside of our patio doorframe. The back of the curtains are now f***ed - stained and a bit grimy. I'm assuming I can clean up the black mould and then paint over any discolouration with mould-resistant paint, as a quick short-term fix? I know it'll come back though, so...

    Thanks for the replies. The pictures are taken in the first-floor bedroom. There is no extractor in the bathroom. There is an extractor hood in the kitchen. Clothing is dried in the living room on a rack.
