    Garden Well - Overflow

I just had some reports through which were created when they had some issue with the drains. Looks like clay. I need to read up on what this data actually means. It also looks lie they have tried to dig quite deep trenches around the lawn, the wife nearly lost her wellie in one!

    Garden Well - Overflow

Well both sides have had changes, to the right the old house knocked down and completely rebuilt and to the left a large side extension. Nothing on the searches suggest its a flooding risk, but it doesn't look good does it! Its mentioned in the sellers notes that this can happen, so its...

    Garden Well - Overflow

Had a look today! wow, still for the rear water around the well but its expanded in other areas on the property! Going back to a previous comment this land is actually quite high compared to the surrounding area. Seems the pond has turned into a swimming pool Back garden is sopping Front...

    Garden Well - Overflow

I want to! What is the reason you say this? Costly to fix/change? I guess its been like this since 1929.

    Garden Well - Overflow

Trying to get info from the owners, its empty and not been lived in for a long time! Condensation central. Big job to do up, so didn't really need the new pond, however, swim up bar has a ring to it! Should work a treat in the UK winter weather ;)

    Garden Well - Overflow

Don't know where it drains too and the agent was quite surprised to see it as well so its not a "feature" mentioned in any sales documentation. Its not a low spot. Also noticed 2 badger holes right at the rear in the bushes.

    Garden Well - Overflow

Went to view a house today and the garden looks like this, is this normal or is it a drainage issue? The first time we viewed this was bone dry and looked like a path. Its a 1929 house, it looks like this is designed as a well overflow due to it being lower and the brick edging. The well is...

    Damp or Condensation?

I actually emailed Heritage House last night. Our current plan was to have 1 builder do an extension and all the renovations. I made need to rethink this approach as it seems quite specialist.

    Damp or Condensation?

Thanks all some really great ideas and advice to look into that make sense. The house does also have a coal cupboard, so I expect the coal has been burnt until quite recently as the radiators look fairly new. My issue now is trying to gauge costings for stripping back pretty much the whole...

Windows Replacement - Old House Wooden Frames

Thanks guys for taking time to reply, really helpful information. Its 1920's and its not listed or in a conservation area so we can do what we like but want to keep the feel of the property. So when changing the windows in the bay for example are you saying rip the whole lot out including...

    Damp or Condensation?

I think potentially up to 2 years with no heating. Have a look at my thread in the windows section on the wood, as I think this is a wooden frame building and likely to be lime plaster? I read a load of stories about renovations using gypsum plaster causing issues later. I have an offer accepted...

    Damp or Condensation?

Went to see an old house today 1920's wooden frame. Lot of the wallpaper all had large areas of bubbled wallpaper, some on the cold parts of the house, chimeny brests and strangely some internal walls. Does this indicate the roof or building in some way isn't sound, damp or condensation? Its...

Windows Replacement - Old House Wooden Frames

Thanks for the reply. If we have the offer accepted I'll go round and take some close photos as I remember some we quite crumbled. Here is the rear, so a few windows to replace. The Loggia bit on the right of the original you mention I think would be bricked up and changed into a room as its...

Windows Replacement - Old House Wooden Frames

We are looking at buying this house and the window frames(plus other bits) are in a bad way. The edges are very flakey and in some parts pretty crumbled (in red) Looking at the pics is it all the windows and the wood surround that need replacing and Is the wood the supporting structure? Is...
