    Well if you look at my drawing, it is an orangery as we know them. Orangery/Extension/Conservatory.....call it what you like, but if it's thermal separated from the dwelling then it is technically a conservatory and therefore exempt from BR.

    I agree. I'm not sure myself hence the question. Apparently there used to be a (BR or LABC) definition of a conservatory, and that the walls had to be 50% glass and the roof 75%. However in 2010 this was superceded to not include any specifics about ratio of glass.

    What I build will be exactly the same either way; it's whether I decide to go extension or conservatory classification i.e. avoid BR with a conservatory but have to have thermal separation from the house.

    Can I shutter and lintel it? Would this pass building regs, as I'm in 2 minds whether to do a proper extension which will needs BR, or just a conservatory.

    I presume it's the power supply to the house? I'm surprised since this is the back of the house, and electricity meter is on the outside wall of the front of the house. What's the solution? If I have to, I could just reduce the width of conservatory from 6m to 5.6m to avoid it.

    Thanks. I'm going to dig and see how deep the foundations go. I'd use the retaining wall as the outer skin if decent enough foundations. The base would be a trapezium and I'd have floor to ceiling brick square columns like an orangery at each corner. These columns would be given deep foundations...

    The PVC Corner of the opening part of my double glazed window has been snapped off after an attempted break in. Is it possible to just buy the opening window unit? Looks pretty straight forward to screw it into the hinges. Thanks.
