    Hi seco You're right it's just a trim and I suspect the water's getting through there too. So I will remove, seal with silicone sealant and refit the trim. Correct? thanks!

    Thanks Seco Re 2 and resealing - do I need to let it all dry out before resealing or is it ok to reseal now and presume that any moisture will work it's way out through the plaster on the other side (you'll see where I've already chipped away at some plaster). thanks again
