    Thanks all. The boiler has been 'serviced' annually and parts changed through fixed price repairs etc. He didn't clean out the dregs from the sump that can cause the trap to block which I would have thought is crucial. He took about 45 mins. So about right I suppose.

    Were the boards completely skimmed or just at the joints? I've only used tapered boards where mud is just used at the joins and feathered off. No need if it's completely skimmed.     What are your electric bills like? They should significantly fall if you place it on a timer. You're not heating from zero with a timer, the cylinder is lagged to keep it warm for a good deal of time.
