Using lower boiler set point and anti cycling - more or less efficient?

It's an 18hx boiler, although maximum output is configured at 10kw and it's fully modulated so typically only stays at that for the first 5 seconds before modulating down (to what I'm not sure) When its bringing the house upto temperature it fires at most twice per hour.

Using lower boiler set point and anti cycling - more or less efficient?

So other half is always cold and complaining radiators are always cold, because the house gets upto temperature and then can switch off for an hour until the thermostat kicks out back on. I do admit it does feel warmer when the rads are warm, probably because they are pretty close to us in the...

    Insulating old bay window?

Well yes, but there's one big difference: the other window sills are basically inside the brick boundary of the building with nothing on the outside (the outside is the window), where as the bay is about 30 inches long so it has a significant portion of it outside, plus considering it is made of...

    Insulating old bay window?

By other windows I mean the ones over the kitchen sink, half way up the stairs and the bathroom. I'm not counting the ones in the bedrooms which do have radiators under as they would be obviously warmer.

    Insulating old bay window?

The bay window is the old type which has just wood underneath and a few brackets holding it up, the windows are double glased upvc though. Thinking of changing the windows in the summer, but for now is there anything simple-ish that can be done to improve the insulation? In the current weather...

Boiler giving "Over pressure" error when turning radiators down

Glow worm Flexicom HX, about 2 years old. Fault code is 25, which is "Circulation fault", not "Over pressure". Sorry about that. Maybe its because the return temperature is too high?

Boiler giving "Over pressure" error when turning radiators down

Boiler in kitchen down stairs, hot water tank, pump and diverter value up stairs, water tank and CHS tank in loft. When all radiators are open, system works as normal. When even one radiator is turned down (doesn't have to be off), boiler cuts out giving "Over pressure" error code and will...

Brick fronts falling off house built in 1995

More news! and piccy :) as you can see, the bricks which the fronts are falling off are at the bottom, near the floor. I'm thinking these may be under the DPC. Is there more problems I wonder than just a window cill dripping on the bricks, as is, why so far down, or is it rising...

Brick fronts falling off house built in 1995

Not sure at the moment, it's kinda dark. I can check in the morning. I guess what you are thinking is that water is running off the cill and down the bricks rather than dropping of the cill? And bricks are porous so are soaking it up and then the freeze/thaw cycle.

Brick fronts falling off house built in 1995

House was built in 1995 and the fronts of the bricks underneath the bay window are beginning to fall off. Is this poor quality bricks ? I've seen the fronts of bricks of standalone walls fall off before after bad weather, and on properties when they are very old, but we are talking about a...

    CU Advice

Just been looking at a new house, and the electrics have surprised me. Considering its a 3-bed Semi with electrics in the garage, utility room, electric shower, electric cooker, I didn't expect to see this: The white box on the left seems to be purely for the garage. The main CU...

    Leaking combi boiler

Had two different engineers come out and look at the boiler, apparently the heat exchanger has degraded and has at least one hole in it! Less than 6 years old so I'm kinda surprised by this. Said they need to completely remove the boiler from the wall to replace the heat exchanger, and they...

    Leaking combi boiler

It was last serviced last year, and last fixed about 6 months ago (Now on it's 4th Main PCB and 3rd Gas Valve). I would imagine the expansion vessel has been pumped up as it was installed about 6 years ago (and broken down about 5 times since then!) Outside there is a copper pipe poking...

    Leaking combi boiler

Pressure gauge when the boiler is off is 1.5 bar. After turning on CHS, pressure steadily rises to 3.5 bar over a period of about 10 minutes. Then it starts discharging water from the bottom of the boiler onto the floor. No leak occurs until pressure hits 3.5 bar. I can't find the...

    Chimney breast sizing

I've always thought chimney breast was the same size all the way up through all the floors, but either I'm going crazy or my maths doesn't add up. Standard 2 floor 3 bed semi. Down stairs it's 5 ft. Up stairs its 3ft 9". Now I've not bought many houses, so many this is obvious...

diy wired alarm...is there an obvious choice?

How much did that lot cost you? When I've wired up alarms before, I've normally just sprawled them across the floor to make sure everything works before wiring them up properly. if they required a 240V supply to function then I stuck a mains plug on them :) (changing to a fused spur once...

Zoning CHS on an average 3 bed house?

The prices of those Honeywell boxes seem a little high at £70/unit + £200 for the controller. It would cost me about £800 to do the house after installing all the rads and pipework. Affordable, but if it looks ugly afterwards due to the white boxes stuck on the radiator, maybe not value for...

Zoning CHS on an average 3 bed house?

In the process of gutting a property I've bought and recently just ripped out all of the CHS. This property is going to be for myself and will be used for some working from home and relaxing (eventually, when its completed!). When I'm working, I'd like my office to be a set temperature, and...

Someone papered over old artex - how to remove?

It seems like there was artex on the wall previously and the previous owners simply papered over it after removing the high points of the artex. My idea was to skim over the artex rather than trying to remove it, but how would I get the paper off first? Steamer and scraper might do the job...
