    Bad examples. Cost overrun came from poor documentation and ongoing changes during construction. The OP suggests that the builders quoted on an approved drawing that I would hope shows the wall to be built in detail, so the builder is baulking at the idea of a more complex job.

    That is 1400 pounds / sq m. Is that that sort of "general" rate to expect for construction of a bungalow in the UK now? Last one I built (7 years ago and in scotland) was 350 pounds / sq m. !!! :shock:

    Given the description by the OP I would suspect that planning would not necessarily be needed, provided the plane of the roof was constructed no nearer any public highway, or did not extend above the ridge line. However, the easiest way is to call the Planner in your area and ask!!

    Have you tried getting a quote from a specialist asbestos removal company? Allows you to clear the house and get them to remove it, and clear up after themseves. Just a thought as I wouldn't take on asbestos myself!

    Even this seems a bit high in the modern procurement climate. I would suggest 5% reducing to 2.5% on completion, then balance on 6 months. As stated by both Static and a previous poster - get it in the agreement and there will be no come back.

    I would think that most manufacturers will use both face regularised timbers or CLS as stated before so not to worry. Have you compared the difference in price between staying at 97 x 47 timber and using a rigid insulation board as opposed to 150mm quilt? I just think 147 thick timber...

    Don't divide by 225 - actually count bricks along the wall remembering where the 10mm mortar joint is/should be.....I get 23.5 bricks wide....
