    OK. So the 2-gang 2-way is obviously the one for the bottom of the stairs which controls both lights. Which single switch is the 2-way and which is the 1-way? Also, Screwfix don't sell a 1-Gang 1-Way light switch in the finish I want, but they do have a 1-Gang 2-Way, can I use this instead?

    Thanks. There's currently laminate flooring on top of the floorboards, which is getting ripped up anyway and it's a ground floor so a little water spillage is no big deal. I would leave the wood work to the plumber so that he can run it whichever way he required.

    :cry: Are there any "symptoms" of the above situation? Since it looks like the previous owner has simply run a cable from a nearby socket, would removing this socket and the run of cable resolve the problem?

    Hope your ballparks spot on. Was budgeting around £500. At the end of the day, if I have to make sacrifices so that a good safe job is done, then I will. I've got 2 young kids so can't really afford to have anything other than a safe home environment, well as safe as practically possible!
