£20k for a decent sized roof job in SE England ?

I know its very difficult to price up on here but for a fairly good sized 5 bed detached property which is half flat roof and half pitched...

The flat roof redone in epdm Firestone and 2 new electric Velux windows cut out and installed. Giving the roof a greater fall (as suggested by building survey) and also using insulation boards to create warm roof system. Approx 30ft x 10ft.

Pitched roof replacing all old batons and replacing broken tiles as needed. All new flashing etc etc. Some work to 3 chimneys also.

Finally boarding and insulating loft. Area is approx 50sqm

Just trying to get a handle on my budget .... £20k ish? Cheers

More like 15k if you,re re using tiles. That's with a proper flat roof as well
 
A Firestone warm roof will cost you around £70 m2 to be fully installed by a approved installer. Inserting skylight is fairly simple but would require a electrician to wire up.

If your re roofing with tiles the cost would depend on size and make plus the detailing of the roof.

Around 14k - 18k
