6 metre extension semi detached house Twickenham

Hello all
I have attached the existing house plan and proposed plan .. our neighbour has indicated he plans to oppose our extension outright as he has a conservatory his house is no 5 (plot layout pic).. one concern was the property wall was too close to his house blocking sunlight I’m prepared to accommodate and give a little more space like 0.5 metre even though it’s semidetached. We want to extend to maximum length. I plan to keep the rear wall intact with toilet and only build an add on extension to keep cost down . Is my assumption correct that it will keep cost down ? I would be happy for any suggestions to our proposed plan to help us achieve the goal to extend maximum length

I think you will struggle to get consent for that.

I know it’s under the larger extension PD rules, but if the neighbours with the conservatory complain, I suspect planners will refuse.

If it was full planning it would fail the 45 deg degree rule and I’d think the neighbour could argue it along those lines
 
Surely the conservatory will aid you in a planning application - the 45 degree will be measured from it's front and centre?

could you kindly explain.. how this is measured please I’m not familiar with this

Why don't you reduce the 4.3m to 4m and then build it under normal PD, and the neighbour can't complain?
 
You could also keep the cost down by not having a 20ft long dining room. Do you regularly hold banquets?
 
This is my (completely unqualified) understanding of how the 45 degree rule might be applied Hopefully there's a reasonable height boundary fence (if not, erect one) up the side.

Mine was vaguely similar (at that time when this scheme first started my neighbour merely had to say "I object" and the NCS was refused outright, I don't know whether you get any flexibility now that you pay a fee for it?).

I then submitted a planning application for 5.5m, the same planning bloke was much more amenable this time, pretty much telling me what I'd need to do to get it passed. He explained that because my neighbour had quite a large "sit in" bay window on the back that stuck out about a metre (almost like a small version of the conservatory) that he would apply the 45 degree rule from the centre of that window. He also suggested that if I lowered the eaves height on that side a bit I could build pretty much up to the boundary.

This won't be PD. or LRE as you will in part be doing a side extension which is >50% of original width.

This is a common problem: you will need to go for PP. I think the depth of the conservatory should then be a help.
