A few questions re chimney stack repair

Hi guys,

Sorry I have a couple of questions I could do with some reassurance on. About to do some repair to our chimney stack which sits on the ridge and is shared with the neighbours. Common sense would have been to render both sides, but the neighbours don't want to spend the money. So I'll be doing my side only... Plus the top concrete cap around the pots. That is in shocking condition, so I've had to accept ill be doing mine and the neighbours pots...

The questions:

Is flash band as apposed to lead worth the cost savings for the flashing? In 2 minds about replacing it. The current one is old, but not yet failing. Lead is very expensive.

I'll need some bottom and vertical beading for the render. The vertical will be the boundary with neighbours. Should I just use the galvanised stuff or the plastic? Not finding much in terms of vertical edge beading for render. All seems to be for plaster board? Any links would be helpful.

To prep the bricks. Should I usepva or the other silicone based stuff I cannot remember the name of (skd or something) in a blue container.

Lastly, I was thinking of a 4 to 1 sharp sand cement mix with plasticiser/waterproofer.
