For tanking you can use either a physical tanking membrane of which there are several, or a liquid membrane such as BAL WP1 or Dunlop (which belongs to the same group now & is probably the same product); this will probably be the easiest solution for you. As Roy says, BAL products are 1st class but not cheap & you need to shop around to get a good deal or bully your local Topps Tiles into giving you a discount on the ridiculous prices they like to charge; some will some wont.
